Getting Documentation Relating to Building Management in Melbourne

If you are a taking on the responsibility of building management in Melbourne then there are a lot of things that you need to consider beforehand. This is because you have to make sure that you have all the relevant information or you would be end up taking the wrong decisions for the company.


 Other than getting all the legal documentation regarding the building, here are a few things that you should also include in your checklist:

• If there are any tenants in the building who have either rented the space for their business or they are living there, you should be able to get your hands on the copy of that agreement. This comes in handy if there is a legal matter against those tenants. You should know by heart about all the specifications of that matter.

 • If you don’t know much about the schedule of the tenants then you should get all the information in the written form. You can ask the owner of the building for the invoices of the rent that he has received and also from the tenants so you can see the pattern there. This would also tell you about whether the tenants have paid their rents or not. Many times you may come across a number of mistakes that have been made in the rental invoices.

 • Also get the signed copies of the documentation that has been exchanged between the landlord and the tenant.

 • You must know where all the money is coming from and where it is being spent. You have to see that how much money is going to the maintenance charges and in replacing the equipment in the building. This way, you would be able to control the budget and it would result in bigger and better outcome for the owner of the building or the business owner.
