If you are taking up the responsibility of building management in Melbourne, then there are a few things you should keep track of if you want to achieve your goals. Becoming a successful building manager is no easy job as it requires continuous effort and a lot of hard work. Here are the few pointers that you can apply to your service and it would help you in the long run:


• You must get the paperwork for the areas that you are taking the responsibility for. In most of the cases, it is decided beforehand and therefore, while the deal is getting final, make sure that you have all of the relevant papers. If you are taking over the responsibility from a previous company, then you should definitely get the copies of all the previous correspondence and claims.

 • If your building is on lease, then you should also ask the owner to give you a copy of all the lease documents. All the papers relevant to the lease negotiation should be filed and kept for safe keeping. This way, you would know how many payments are left and what needs to be done.

 • If the place has faced any maintenance issues in the past, then there should be proper documentation for that as well. This way when a problem arises next time, you would know what to do. The maintenance issues that occur usually cause threats to the stability and functioning of the building and its systems so you should take these concerns seriously and address them immediately. Therefore, as soon as you take up the responsibility, conduct a meeting with the previous manager or the property owner so you can talk about those issues.

 • If there are some specific orders or things that have to be kept in mind relating to the property then take note of that as well.
